Vauxhall Sky Gardens

Located in the new Nine Elms Regeneration Zone, Vauxhall Sky Gardens comprises a mix of commercial and residential space, including a single- storey podium, an eight-storey block and a 36-storey tower block. Vauxhall Sky Gardens consists of 194 private, six shared ownership, two penthouses and 35 affordable apartments, with seven floors of commercial office space within the tower providing over 4,000 square metres of office space.

A Frasers Property development, Ambar Kelly worked with main contractor, Mace Group and frame subcontractor GetJar on this project. Ambar Kelly’s innovative system, RiserSafe®, was specified in the 36-storey tower block to maintain the highest standards of site-wide safety; preventing the risk of falls from height and the spread of smoke and flame through the riser zone during construction.

Providing 11 functions across a construction site, RiserSafe® is a bespoke, prefabricated solution which saves money, time and risk. RiserSafe® seals the floor openings in one action, thus negating the need for additional project costs such as BWIC, riser scaffolding and temporary hand rails.

Ambar Kelly provided both solid durbar floor plates and 85% free air movement grating, with a fire wall beam between the designated shafts. A total of 78 units were used, with each floor going in at a quick pace, speeding up project delivery and preventing any disruption to the work of follow on trades. This could be achieved as RiserSafe® incorporates up to 16 separate interfaces between the riser zone, coordinating the other disciplines and subsequently driving a project to an earlier completion date.

As well as streamlining project delivery, RiserSafe® enables horizontal fire protection, preventing the spread of smoke and flame in the event of fire during construction. RiserSafe® has been tested for 90 minutes at the British Research Establishment (BRE) with a temperature of 1000oC underneath without failure to its integrity. When used in conjunction with fire stopping compounds, RiserSafe® has been tested and shown to provide a 120-minute fire-rating for integrity and insulation.
