The impressive mixed-use ‘Edenica’ development at 100 Fetter Lane, Central London is currently underway. Principal Contractor Mace has appointed product manufacturer Ambar Kelly to provide its unique riser flooring system to achieve building safety and cost efficiency.

Situated at the intersection of Fetter Lane and Breams Buildings, the thriving mid-town location of this site offers an advantage, being adjacent to the picturesque St Dunstan Gardens. A visionary development is now in the works, set to transform this space into a cutting-edge mixed-use facility, comprising 90,000ft2 of naturally ventilated and highly sustainable workplace, complemented by an additional 5,000 ft2 of retail space. Anticipated to hit the market in the fourth quarter of 2024, this project represents a significant leap forward in sustainable urban design.

Ambar Kelly was chosen by Principal Contractor, Mace Group, for this project based on a recommendation by Marios Antoniades, Engineering Lead at Mace Group, who previously worked alongside Ambar Kelly on the 33 Charterhouse Street development. The company will be supplying 313m2 of RiserSafe® flooring across 15 floors of the building. 

The RiserSafe® system supplies multiple functions across the various disciplines involved in riser design and implementation, benefitting key parties across the supply chain. Rachael Groves, Contracts Manager at Ambar Kelly is working closely with Essex Services Group, Keltbray, Bourne Group and Mace Group to ensure the model detail meets the design intent of the building. 

The RiserSafe® is a complete non-combustible permanent riser flooring from the moment the structure is formed; designed to last for the entirety of the building’s lifecycle. Ambar Kelly revolutionises riser shaft flooring with its innovative and holistic product design, effectively addressing the dual concerns of fire safety and fall prevention in a single solution.

Moreover, the RiserSafe® system is tailored to suit the unique specifications of each project, ensuring its custom design seamlessly integrates with the building's requirements. The manufacturing process of RiserSafe® remains consistent, employing standardised constituent parts. The only variable elements are the dimensions of the units, which are adjusted to align exactly with the client's design specifications.

The system's mechanical, electrical, and plumbing (MEP)service penetrations are specifically designed and cut to facilitate the effortless and efficient installation of M&E services. This innovative approach provides a permanent flooring solution that bridges the gap between the building framework and the services, allowing maintenance engineers to easily access and service the building's infrastructure throughout its operational lifespan. By enabling optimal performance and streamlined maintenance processes, RiserSafe® contributes to the long-term functionality of the building's critical systems.

Ambar Kelly demonstrates its manufacturing expertise through its attention to detail on all aspects of the bespoke fabrication of the RiserSafe® system. On this project, Ambar Kelly began bespoke modelling of RiserSafe® units in February 2023 prior to the contract being finalised in March 2023. All service penetrations were accurately cut to the coordinated design and cover plates mechanically fixed over the pre-cut M&E penetrations at the factory, ensuring complete safety on site.

Unlike alternative solutions such as GRP that introduce additional fire and smoke loading to the building, the RiserSafe® system prevents fire loading and eliminates the need for on-site modifications. With pre-designed and pre-cut components, there is no requirement for adjustments during installation. This streamlined approach significantly reduces overall construction time and eliminates the need for scaffolded handrails, inspections, temporary fire doors, and permit systems typically employed to control access to the shafts. The implementation of the RiserSafe® system on this project not only leads to significant cost savings as it removes the need for multiple trades, but also minimises the risk of potential delays.

Ambar Kelly has significantly contributed to project efficiency at 100 Fetter Lane as a result of its RiserSafe® solution, as well as improving overall site safety by protecting the building and its occupants against the spread of smoke and flame through the riser shaft.
